Wandering Around the Charente. Could I Live Here?

I don’t think I have yet been on holiday and not taken a sneaky peek at the property prices…
Perhaps you also had a quick look? And now your bags are packed and you have mentally moved into a beautiful little stone house in the countryside and allocated bedrooms to people who have not yet agreed to visit and decided where the vegetable garden is going.
Welcome to property hunting in the Charente.
The estate agent window is irresistible
While many of our clients start their house hunting online, there is nothing like actually browsing in an independant estate agent’s window and then plucking up the courage to step inside and get the ball rolling!

Could you really live here?
It’s a question I’m asked quite often as an Agent Commercial at TIC Immobilier in Ruffec. I love helping people find homes in this lovely part of France.
One of the things I enjoy most is meeting people and finding them the perfect place to live or holiday in and around Ruffec.
Sometimes they’ve been holidaying in France for years. Sometimes they’ve fallen in love with the Charente after just one visit. Others are sitting at home in the UK scrolling through French property websites and wondering whether the dream could actually become reality.
And then, inevitably, comes the question:
What could we actually afford?
What can you buy in the Charente?
Around Ruffec, Nanteuil-en-Vallée and the surrounding countryside, there’s an enormous variety of property, from little village houses and renovation projects to traditional stone homes, farmhouses, properties with barns and gardens, and larger houses with land and swimming pools.
Take a look at TIC Immobilier’s current selection of property listings to get an idea of the prices.

Don’t just choose a house
This is perhaps the biggest thing I’d encourage anyone considering buying here to think about.
You’re not only choosing a property.
You’re choosing a life around it.
Do you want to be able to walk to the boulangerie? Would you prefer a completely rural setting? Do you want neighbours or would you rather not see another house from the garden?
How important are restaurants, markets, doctors and supermarkets?
And how much garden do you really want to look after?
A huge plot of land can seem terribly romantic during a viewing in October. By April, when everything appears to be growing at approximately nine feet per hour, you may feel differently.
That’s why spending time exploring the area before buying can be so valuable.
Visit Ruffec market. Wander through Nanteuil-en-Vallée. Have coffee in Mansle. Drive through the little villages and stop when somewhere catches your eye.
Can you see yourselves living here?

Perhaps it’s time to have a look…
If you’ve been quietly wondering whether a home in the Charente might be possible, I’d be delighted to help you start exploring.
You can come and see me at TIC Immobilier in Ruffec, where we can have a chat about what you’re looking for, your preferred location and your budget.
And if you’re not in France yet, that’s absolutely fine too. You can book an online call with me and we can talk through your plans from wherever you are.
There’s no need to arrive with everything figured out. Sometimes that first conversation is simply about understanding what’s possible.
And who knows?
That holiday in the Charente might eventually turn into something rather more permanent.
Just don’t blame me if you come home owning a barn!!!
